Commercial Cleaning FAQ — Waterloo 2017
These are the questions we are actually asked by business owners, facilities managers and strata committees across Waterloo NSW 2017 — from podium tenancies in the Lachlan precinct to shopfronts on Botany Road and towers around Waterloo Metro station. Pro Clean Corp is servicing Waterloo 2017 and surrounds, and the answers below are the same ones we give on the phone.
Frequently asked questions
Do you actually have cleaners based near Waterloo?
Our crews work Waterloo 2017 and the surrounding inner-south suburbs every weeknight, moving between sites in the Lachlan precinct, Danks Street, Botany Road and the Waterloo Metro surrounds on the same shift. Our registered head office is 77 Garfield Street, Wentworthville NSW 2145, and we do not claim a Waterloo street address we do not occupy — a lot of local listings do, and it is worth checking.
How quickly can you start?
A walkthrough is usually available within two business days and a written fixed-price quote follows within 24 hours of that visit. Most Waterloo sites start within a week. The delay, when there is one, is almost always the building — service lift bookings and induction paperwork in a mixed-use tower take a few days to clear.
What are your hours in Waterloo?
Commercial sites are typically serviced between 5.30am and 8.30am or from 6pm until midnight. In mixed-use buildings the owners corporation sets a noise curfew, so we run vacuums, floor machines and bin movements early in the shift and finish with quiet detailing. Weekend and periodic work is scheduled to the building calendar.
Is there a lock-in contract?
No. Every agreement is month-to-month with 30 days written notice on either side. We would rather keep the work by doing it properly than by holding you to a twelve-month term with an exit fee.
Are your cleaners police-checked and insured?
Every cleaner rostered to a site holds a current national police check, and cleaners working in childcare hold a NSW Working With Children Check as well. Pro Clean Corp carries $20M public liability and workers compensation, with certificates of currency issued to your landlord, building manager or owners corporation before the first shift.
What happens if our regular cleaner is sick?
A relief cleaner attends at no change to your rate, briefed from the site card that records your scope, floor finishes, access codes, alarm procedure and any exclusions. That site card is the reason a relief shift does not turn into a damaged floor or a missed area.
How do we raise a problem?
You get a named supervisor and a direct number, not a ticket queue. Anything raised before midday is addressed on that night’s shift. Recurring issues go into the monthly report with photos, along with any defects our cleaners notice on site — failed lighting, leaks, damaged closers, graffiti.
Do you supply consumables?
Either way. We can supply paper, soap, sanitiser and bin liners at cost plus a small handling margin and manage the stock levels, or you supply them and we restock from your cupboard. Consumables always appear as a separate line rather than being folded into the hourly rate.
Can you clean a building that has both apartments and shops?
That is the majority of what we do in 2017. We commonly hold the owners corporation scope and the commercial tenancy scopes in the same building, with a written demarcation so nothing falls between them. It removes the usual argument about who cleans the space between a shop door and the street.
Do you clean outside Waterloo?
Yes — Redfern 2016, Eveleigh 2015, Darlington 2008 and Chippendale 2008 are all inside the same nightly run, and clients with two or more sites across that cluster get a reduced hourly rate because travel time drops.
A note on how Waterloo buildings change the job
Almost every question above eventually comes back to one fact about this suburb: the commercial space sits inside residential buildings. Waterloo 2017 went from light industrial and public housing to one of the densest residential pockets in Sydney inside two decades, and the offices, clinics, childcare centres, shops and cafes that serve that population mostly occupy the podium levels of apartment towers.
That has practical consequences a cleaning contract has to account for. Service lifts must be booked and are frequently taken by removalists. Loading dock windows are short and enforced. Machine noise is restricted during quiet hours because somebody is asleep three metres above the ceiling. Waste cannot be routed into a residential bin room without a charge-back from the owners corporation. And the space between a tenancy door and the street belongs to common property, not to the tenant.
A contractor who has not worked here plans none of that and starts drifting late within a month. We plan the shift against the building's rules first and the scope second, which is why our start times hold.
