Why one early clean is not enough

A standard common property contract cleans the lobby once, usually early in the morning. In a 150 to 250 lot Waterloo building that clean is undone by about nine o'clock. Working with building staff, not around them

Concierge and building managers run the lobby, so our crews fit into their day rather than the reverse. Passes are timed to avoid the peak parcel window and any scheduled events, wet floor signage goes up and comes down promptly rather than living permanently by the lift, and anything noticed on site — a failed downlight, a damaged closer, graffiti on the threshold, a lift track needing attention — is logged and photographed for the monthly report to the strata manager.

What is a lobby presentation program?

It is a short, high-frequency clean of the entry sequence — footpath threshold, entry glass, lobby floor, concierge desk, mail room and lift cars — run once or twice daily on top of the building’s general common area schedule. The point is that the lobby looks presented at the hours people actually see it, rather than only at 6am.

How much does it cost?

A daily presentation pass in a Waterloo tower usually adds $600 to $1,600 a month depending on lobby size, glass area and whether a second pass is required in the afternoon. It is quoted as a fixed monthly figure and almost always bundled with the building’s wider common property contract rather than sold alone.

Do you clean the concierge desk itself?

The desk surface, front panel, adjacent glass, visitor seating and the parcel and mail area, yes. Concierge equipment and screens are wiped on high-touch points with the concierge present. Parcel handling and access control stay with building staff — we clean around the operation rather than interfering with it.

How do you keep entry glass looking clean all day?

Purified water on the external face so nothing dries with mineral residue, a squeegee and scrim finish inside, tracks vacuumed before wet work, and a scheduled second pass at the time of day the doors get busiest. Entry glass in a 200-lot building takes hundreds of hand contacts a day, and a single morning clean simply cannot hold.

What about entry matting and the footpath threshold?

Matting is vacuumed daily and hot water extracted on a periodic cycle, which is what actually stops street grit reaching the lobby floor. The threshold outside the doors is swept, spot-washed and periodically pressure-washed where the owners corporation is responsible for that paving.

Can this run alongside our existing cleaner?

It can, but we generally advise against splitting the lobby between two contractors. Where a building keeps an incumbent for corridors and engages us for presentation, we agree a written demarcation so nothing falls between the two. In most cases it works out cheaper and cleaner to hold both scopes under one supervisor.
