Cleaning Rates Waterloo — Published Pricing and Inclusions for 2017

Most cleaning companies will not put a number on a page. Pro Clean Corp is servicing Waterloo 2017 and surrounds, and we publish ours because the alternative wastes everybody's time — a facilities manager in the Lachlan precinct or a shop owner on Botany Road should be able to see whether we are in the right range before booking a walkthrough. This page lists the hourly bands, what every contract includes as standard, and what sits outside the rate as a separately quoted item.

Rate card — Waterloo and surrounding suburbs

  • Office and general commercial — $32 to $46 per hour
  • Retail and showroom — $32 to $50 per hour
  • Cafe, restaurant and bar — $30 to $50 per hour
  • Childcare and early learning — $30 to $50 per hour
  • Medical, dental and allied health — $38 to $55 per hour
  • Warehouse and storage — $32 to $45 per hour
  • One-off and pre-inspection cleans — $45 to $55 per hour
  • Apartment common property — fixed monthly per building after walkthrough

All rates exclude GST. Where you sit inside a band depends on frequency, wet-area count, floor finish, glass volume and building access — the Waterloo cost guide explains each of those in detail with worked monthly examples.

What every Waterloo contract includes at no extra charge

  • A written, room-by-room scope agreed before the first shift, not a generic checklist
  • All equipment, machinery and cleaning chemicals, including colour-coded microfibre laundered off-site
  • Police-checked, uniformed and inducted cleaners, with the same faces rostered to your site
  • $20M public liability and workers compensation cover, with certificates of currency issued to your landlord or owners corporation
  • Building induction, service lift bookings and site access register management — a real cost in a 2017 tower, and one we absorb
  • A named supervisor with a direct number, plus periodic site audits
  • Monthly photo reporting for facilities and strata managers
  • Relief staffing when your regular cleaner is unwell or on leave, at no rate change

Priced separately, always itemised

Periodic and specialist work is quoted as a fixed price so it never appears as an unexplained line on an invoice. Indicative ranges for Waterloo sites:

  • Carpet hot water extraction — $4.50 to $8 per square metre depending on condition and access
  • Hard floor strip and seal — $8 to $14 per square metre, overnight or weekend attendance
  • Kitchen canopy and filter degrease — $450 to $1,400 per attendance by run length and access
  • Basement car park machine scrub — $900 to $2,600 per level, staged around resident access (see car park cleaning)
  • External glass above safe reach — quoted with a qualified access contractor
  • High-level dusting over exposed structure — quoted with access equipment
  • Make-good and end of lease cleans — fixed price after inspection (see end of lease cleaning)
  • Consumables — supplied at cost plus handling, or supplied by you

Terms, reviews and multi-site pricing

Agreements are month-to-month with 30 days written notice. Weekend and public holiday shifts attract an award loading shown on the quote before you sign. Rates are reviewed annually against award wage movement with at least 30 days written notice, and we do not apply mid-term increases. Clients with two or more sites across the Waterloo, Redfern, Eveleigh, Darlington and Chippendale cluster receive a reduced hourly rate, since our crews already work that run. Service-specific detail is on our office, retail, medical and apartment common area pages, and common questions are answered on our FAQ page.

Cleaning rates Waterloo — FAQs

Are your Waterloo rates GST inclusive?

All published rates are exclusive of GST. Quotes and invoices show GST as a separate line so the figures you compare between providers are on the same basis.

Do you charge a call-out or minimum visit fee?

There is no call-out fee on contracted work. Small sites carry a practical minimum of about 1.5 hours per visit, because a shorter attendance cannot cover travel plus a full scope. For very small suites in Waterloo, Darlington or Chippendale we often quote a fixed per-visit price instead, which usually works out better for the client.

Who supplies consumables?

Your choice. We can supply paper, soap, sanitiser and bin liners at cost plus a small handling margin and manage stock levels, or you can supply them and we simply restock from your cupboard. Consumables are always shown as a separate line, never buried in the hourly rate.

How do public holidays and weekend work affect the rate?

Weekend and public holiday shifts attract a loading in line with the Cleaning Services Award. We show it on the quote before you agree to it rather than as a surprise on the invoice. Sites that only need weekday service never see a loading.

How often do rates change?

Contracts are reviewed annually, with any adjustment tied to award wage movement and notified at least 30 days in advance in writing. We do not apply mid-term increases, and a rate rise is never applied without a written explanation of what drove it.

Can I get a discount for a multi-site agreement?

Yes. Clients running two or more sites in the Waterloo, Redfern, Eveleigh, Darlington and Chippendale cluster generally see a lower effective rate, because our crews already work the area on the same shift and travel time drops. It is applied as a reduced hourly rate rather than a rebate.
